United States Air Force Academy Base-wide Grounds Maintenance Services

Description: The mission of the Air Force Academy in Colorado Springs, Colorado is: “To educate, train and inspire men and women to become officers of character, motivated to lead the United States Air Force in service to our nation.” This mission requires the full use of the 18,000 acre facility, which must be developed and maintained at the highest quality standards to support our troops. Diamond Hills Services is proud to be the prime contractor for maintaining and upgrading the improved and unimproved grounds at the Air Force Academy.

Diamond Hills Services, as the prime grounds keeping contractor, was responsible for furnishing all labor, materials, equipment, transportation and supervision needed to perform grounds maintenance and landscaping over the 18,000 acres of improved and semi-improved grounds at the Air Force Academy in Colorado Springs, Colorado. The tasks for this contract included maintaining all of the General Officers’ Quarters, the military family housing areas, and all other extremely high profile and highly visible areas critical for military inspections and public viewing. Of particular importance to the Cadets’ activities were maintenance of the 2 airfields, numerous athletic fields, and the Falcon US Air Force Academy Stadium.

The specific tasks for Diamond Hills Services on this contract included year-round maintenance. The following are examples of the major tasks completed during our three year grounds maintenance contract.

  • Mowing and trimming 250 acres of improved grounds bi-weekly;
  • Maintenance and policing 2,800 acres of semi-improved grounds including two active airfields bi-monthly;
  • Policing (trash pickup) for the entire academy – 18,000 acres;
  • Removing and replacing 150 trees and 150 shrubs annually;
  • Removing and replacing 300,000 square feet of sod annually;
  • Maintaining over 200 rock and shrub beds throughout the year;
  • Planting over 4,000 flowering annuals per year;
  • Pruning over 3,000 full-size trees;
  • Mowing and trimming bi-weekly at 15 athletic fields (7 baseball fields, 6 soccer fields and 1 football practice field and the NCAA Husky Field);
  • Fertilizing 5 times per year at the 15 athletic fields;
  • Verti-drain aeration twice per year at the 15 athletic fields;
  • Drill seeding and top dressing each year at the 15 athletic fields;
  • Painting football field strips per NCAA specification before each game at the Husky Football Field;
  • Mow, trim and manual irrigation weekly at 1,200 vacant home lots;
  • High intensity maintenance at 10 acres General Officers’ Quarters;
  • Installing and maintaining 10,000 individual sprinkler heads and nozzles in multiple irrigation systems;
  • Winterization over 100 separate irrigation systems; and,
  • Snow removal and liquid de-icer applications before and during storms on 10,000 acres of parking lots and 30,000 linear feet of sidewalks, stairs, ramps and docks.

Diamond Hills Services performed all of the above tasks without interruption or delays to the facility using 100 percent self-performing staff and 100 percent owned equipment. This work was efficiently coordinated and supervised by assigning at least one full-time on-site Superintendent to the contract, managing a highly motivated team of 35 staff on the ground.

As support to this project, Diamond Hills Services assured client satisfaction through constant communication from the Project Manager to the Air Force Academy Contracting Officer. Direct lines of communication and constant feedback to the Site Superintendent kept all of the field operations organized and efficient, and anticipated potential field needs such as additional supplies, equipment and man-power. Because all of the equipment was self-owned, Diamond Hills Services employed a full-time mechanic, specialized in ground maintenance equipment, to sustain our fleet at a 100 percent fully-operational mode.
