Description: Since 2006, the Department of Commerce, National Institute of Standards and Technology (NIST) in Boulder and in Wellington Colorado, has relied on Diamond Hills Services for continued excellent performance on emergency response, restoration, maintenance, demolition, abatement and major construction projects. Over the past four years, we have continually worked on various size projects from less than $1,000.00 to well over $250,000.00 with the total of all projects to date exceed $3 million. Below is a listing of the many types of projects Diamond Hills Services successfully completed at the NIST facilities.

  • Repair/Replacements – Exterior security doors, overhead doors, door maintenance, weather stripping, carpet, floor tile, floor leveling, epoxy floors, drywall, ceiling decks with lighting, upgrading electrical wiring to code, interior waterlines and water heaters, pipe insulation, bathroom fixtures, entire restroom remodels, pumping equipment, HVAC systems, concrete stairs, elevator replacement, exterior and crawlspace insulation, window replacement, and roof repair;

Description: Diamond Hills Services has an established and long lasting relationship with the National Parks Service, having been retained to successfully complete four general construction contracts for renovations and finish upgrades at the Rocky Mountain National Park in Colorado. Since July of 2007, Diamond Hills Services has been awarded the following four contracts:

  • Longs Peak Water Treatment Facility Project
  • Beaver Meadows Visitor Center Renovation Project
  • Elk Enclosures Construction Project
  • Estes Park Sewer Line Project

The Longs Peak Water Treatment Facility Project was an upgrade project to an existing drinking water storage facility. At the Longs Peak Mountain Trailhead, an aging potable water collection and storage facility required upgrading. Diamond Hills Services was tasked with selective demolition of the antiquated portions of the old system, and performing upgrades to the new system in order to meet current building and health code standards. This project was completed primarily with Diamond Hills Services in-house staff with the assistance of an electrical subcontractor. One of the challenges presented in this project was the remote location of the project in the Rocky Mountains. Access became difficult during the late fall and winter months because of deep snow. Also, materials and supplies were not locally accessible. Diamond Hills Services’ appropriate planning was crucial to minimize down time due to the lack of correct materials. Daily communication and planning with the Project Manager kept the project on-schedule and supplied with the appropriate resources.

The Beaver Meadows Visitor Center Renovation Project was the selective upgrade of a historical visitor center in the Rocky Mountain National Park. This center was designed and built by Frank Lloyd Wright’s architectural firm in 1967 as a memorial after his death, and is listed as a National Historic Register as a Historic Landmark. The renovation required the upgrade of many of the energy inefficient and outdated aspects of the building such as the heating system and the single-paned windows. Although not listed as a “green” renovation, energy saving components were added to the project, including double-paned windows and a more efficient upgraded heating system. Also, all of the removed window glass was recycled for use on future projects instead of being disposed of to a landfill. One of the greatest challenges for this project was to complete construction while keeping the facility open for tourist use. Also, the new construction had to be incorporated into the existing structure without changing the original look of the building. The attention to detail provided by Diamond Hills Services’ On-site Superintendent kept the work from encumbering the National Parks Services operations. Continued communication with the architect was necessary to assure that the correct materials, applications and quality were implemented to complete the project within the strict specifications and preserving the historic integrity of the building.

The Elk Enclosures Construction Project is a recent project completed in September 2009. The Rocky Mountain National Park has prided its natural species such as the elk herds; however, these herds have multiplied to the extent that they are becoming hazardous to the visitors in many areas of the park and are damaging areas of delicate indigenous tundra vegetation. The National Parks Services contracted Diamond Hills Services to construct fencing enclosures that would withstand the strength of the elk and the harsh elements of the high altitude in the Rocky Mountains. This project was to construct 18,000 linear feet of fence during the 2 month period of performance, and was completed a week early before the winter weather set in. The major field tasks that were a challenge were welding and rock drilling to install the fence.

The Estes Park Sewer Line Project is also a recent project completed in November 2009. The scope of this project was to excavate and install 700 feet of underground sewer line. Most of this work was completed during the off-season for the park, but many areas require traffic control and coordination to keep the major highways in the park open for visitor and park employees’ access. Even though this project operated simultaneously with the fencing project, it was managed with a separate On-site Superintendent to assure that the appropriate communication and quality assurance protocols are followed. This project was completed on-time before the winter weather affected the work, and was completed within the firm-fixed-price budget.

Munitions Secure Room – Design/Build

Description: Diamond Hills Services was recently awarded a design/build contract at the Buckley Air Force Base to construct a secure sound-proof room inside a munitions building. The specifications for the design included the “JFAN 69” construction techniques with the installation of “White Noise” security machines and speakers. This project had a very strict eight-week schedule and a tight budget. Working with the on-site military engineers, Diamond Hills Services identified and pre-ordered those materials and items that were anticipated to have a long lead delivery time. All other materials were determined and ordered with strict budget and tracking controls to assure appropriate on-time delivery.

One of the challenges on this project was the close coordination with the Contractor’s Architect to build the construction as it was designed. Resources, subcontractors and materials had to be anticipated, but could not be “over ordered” or “over-scheduled”, resulting in unnecessary expenditures. The schedule balancing was considered daily to assure progress within the guidelines of the scope and the project’s specifications.

The Munitions Security Room Project at the Buckley Air Force Base was started on 28 August 2009 and was completed ahead of schedule by approximately one month. The Diamond Hills Team consists of our Senior General Contractor as the Project Manager, and one of our many top Site Superintendents leading the project in the field daily. We have a mixture of in-house construction workers for many of the tasks, with selected subcontractors for specialty work such as electrician, mechanical HVAC and plumbing.

Auraria Media Center/Library, Denver, Colorado

Description: Emergency services requiring comprehensive set-up of dehumidifiers/air movers to dry out of building, and wall flood-cuts throughout the building. Building-back tasks included drywall repairs; new texture; painting; replacing ceilings and grid; replacing raised flooring; replacing lighting; and replacing “sound-soak” panels.

Asbestos abatement work was required as part of the water damage demolition/removal, including drywall, floor tiles and ceiling tiles. This fast-track project was completed under budget and within the projected schedule.
